CPA in North York
Corporate tax, incorporation guidance and PREC planning for real estate agents and Realtors across Ontario.

Commission income does not work like a regular paycheque, and neither should your accounting. Whether you are operating as a sole proprietor, thinking about incorporating, or already running a Personal Real Estate Corporation, we help real estate agents across Toronto and the GTA keep more of what they earn and stay fully compliant with the CRA.
From Willowdale and Bayview Village to Don Mills and Downsview, we work with medical practices, consultants, real estate investors and family businesses that need accurate books and sound planning.
Most accountants treat every client the same. We do not. Real estate income is lumpy, commission driven, and full of deductions that a generalist accountant will miss or get wrong.
We know the difference between a marketing expense and a personal one, we know how MLS fees, brokerage splits, and referral fees factor into your return, and we know when incorporating actually saves you money versus when it does not.

A PREC is a corporation that lets a real estate salesperson or broker in Ontario receive commission income through a company instead of personally. It can offer tax deferral and planning advantages, but it comes with its own incorporation, bookkeeping and T2 filing obligations.
It depends on how much you earn above what you need to live on, since incorporating mainly helps by deferring tax on income left inside the company. We review your commission volume and expenses and tell you honestly whether it makes sense yet, or whether staying a sole proprietor is better for now.
As a sole proprietor, commission income is reported on your personal T1 return with the T2125 business statement and is subject to personal tax rates and CPP. Once incorporated through a PREC, the corporation pays corporate tax on the income and you decide how and when to pay yourself.
Fees depend on the scope and complexity of your situation. After a free consultation we give you a clear quote before any work begins.
